I needed an agent to help me manage my townhome when I moved out back in 2007. I found Dedy Efendi from Action Properties on Yelp. This is my first review that I've ever written and I can't say enough about his amazing level of professionalism, attention to detail and outstanding customer service!  For 6 years he managed my property with absolutely ZERO issues. I was without a tenant twice, and each time he turned around and rented my property out within a matter of days. His responses to emails and phone calls are also very quick. For the 6 years he managed my property, I had 6 years of happy tenants living in the townhome. While I was transitioning to my new home he even delivered my mail to me personally to ensure I didn't miss anything important. What I like a lot about Dedy is that he is extremely personable, fair, and trustworthy. That trust has been very key to my continued business with Dedy. I trusted his opinion and judgement so much that when it finally came time to sell, this past summer of 2013, I didn't hesitate to ask him to represent me as my sellers agent. It was by far the best financial decision I have ever made. As usual, I accepted his advice on how to prepare my townhome for sale. I live on the East Coast and he was able to handle everything in California without any issue or much time commitment on my side. He must have done an unbelievable job preparing the home for sale because I received an amazing offer, well above the asking, for my home within 48 hours of it hitting the market.. Closing was also executed very smoothly within a week. I have dealt with at least 4 other agents over the past few years (to purchase a house in another location in the US) and have been extremely unhappy with their interactions, pushiness, greed and poor advice. I don't believe any agent could have made the management and sale of my property as successful and hassle-free. If you are looking for someone you can count on, who will work hard, and be responsive to your needs, give Dedy a call. If you can't tell, I am a huge fan and can't thank him enough for how much he has helped me from the beginning until the end. I gave him 5 stars, but honestly, I think Dedy should get more.

Dedy managed by town home for nearly ten years and eventually helped me sell the property. At all times, he was highly responsive, knowledgeable and professional. I could always rely on him for sound advice and knew that the property would be managed properly. Dedy had been managing my condo in Sunnyvale before we sold it recently. I'm extremely happy that I chose Action Properties as my property management company. Dedy is very professional. He is very responsive, on top of things, and took care of my property well. From what I experienced, he is very fair and also took care of my tenants well. As I lived hundreds of miles away, I didn't want to deal with the daily maintenance and repair issues that my tenants reported. Dedy took care of them for me very professionally and proactively. In late 2013, I decided to sell my condo as the market improved. Dedy served as my agent and he took care of the new flooring, cleaning, staging, and listing for me. Three years ago, I bought a SFH and decided to rent out the townhouse that I have been living in. After a thorough study, I chose Action Properties to manage the property. Dedy and his team decided the rental price based on the market, found a renter very quickly, fixed all reported issues promptly, send me tax files end of the year ... I don't need to worry about anything. Early this year, I decided to sell the rental property. Dedy and his team did wonderful jobs on every stage: remodeling, paper work, staging, price decision till final offer decision ... Finally, the property was sold at a record high price in the surrounding area. Dedy is very experienced and professional. I would take his suggestions seriously, because he knows the market so well. He and His team respond clients requests very quickly. I would highly recommend Action Properties to you.
